A Franke super-automatic in a hotel breakfast room does in a week what a home machine does in three years. Six hundred cycles, milk running through the system every one of them, and a cleaning program that only helps if somebody actually runs it. When these machines fail it is almost never a surprise part — it is the brew unit binding on months of coffee oils, a milk circuit that has scaled and soured, or grinders that quietly drifted off dose until the coffee stopped tasting like anything.

The other half of the story is water. South Florida runs 200–350 ppm hardness and a machine pulling that volume plates its boiler and flow path fast. Franke machines report it honestly — flow faults, heating faults, cycles that time out — but by the time the display says something, the filtration decision was made wrong months earlier. Every ticket we close on one of these includes a straight answer about the cartridge and the interval, because otherwise we are both wasting a service call.

Franke faults our techs work

The A-line and SB machines supervise themselves closely, so the display usually narrows the problem before we open anything. What matters is knowing which alerts point at the machine and which point at the water or the cleaning routine:

Brew unit fault / machine locks out mid-cycle

The brew group did not complete its travel.

Coffee oils hardened on the gears and piston, worn brew seals, or lost gear timing. The unit comes out, gets stripped, resealed and re-timed. This is the most common call on high-volume machines.

Milk system alert / thin foam / sour smell

The milk circuit is not delivering, or has not been cleaned to schedule.

Lines, air valve and the milk pump serviced, scale cleared, and the cleaning cycle re-taught to whoever runs the floor. Half of these tickets are a routine problem, not a parts problem, and we say so.

Heating fault / long recovery between drinks

The boiler is not holding temperature under load.

Scaled element or heat exchanger, or a temperature sensor drifting. We measure before we quote, and the descaling verdict comes with the repair.

Flow fault / no water through the group

The water path is restricted or a valve is not opening.

Scaled flow meter, blocked restrictor, or a failed inlet solenoid. We clear the path and verify actual flow rather than trusting the alert to be specific.

Grinder alert or dose drift

The machine is not getting the ground weight it expects.

Burrs at end of life or a chute bridging on oily beans. Burr replacement and dose recalibration, with a note on the bean if the roast is fighting the grinder.

Waste bin or drain faults on a plumbed install

The machine cannot dump grounds or water where it expects to.

Drain line blocked, waste sensor fouled, or a fitting weeping behind the counter. On amenity-deck installs a slow drain leak reaches the cabinetry before anyone reports it.
