True T-Series Condenser Cleaning Schedule — Coastal vs Inland South Florida
A True T-49 in a Brickell rooftop kitchen needs the condenser cleaned every 8 weeks. The same unit in Doral 9 miles inland goes 16 weeks between cleanings. Here's the salt-air, hood-grease, and ambient-temp math behind why.
A True T-49 reach-in compressor pulled 18.4 amps at 95°F discharge on a Brickell rooftop kitchen — the unit was 6 weeks out from its last condenser cleaning. The clamp meter said it was working twice as hard as the nameplate. The condenser was packed with a felted layer of salt particulate, fryer grease aerosol, and South Florida pollen. The unit was 11 months from a complete compressor replacement if the cleaning interval stayed where it was. Same True T-49 nine miles inland in Doral runs 13.2 amps on the same nameplate after 14 weeks without cleaning. The interval depends on where the box lives. Here's the working schedule.
1. Why condenser cleaning matters
The condenser is the heat exchanger that dumps the refrigeration cycle heat to ambient air. On a True T-49 it's a finned-tube coil 14 inches by 8 inches, sitting at the bottom-front of the cabinet with a 7-inch axial fan pulling air through it. Clean fins move heat efficiently. Loaded fins force the compressor to work harder, run longer, and run hotter — which kills compressors.
Specifically, a dirty condenser raises compressor discharge pressure. Higher discharge pressure means higher compression ratio, higher motor amperage, and higher internal temperature. Sustained operation above 230°F discharge gas temperature ages the compressor's winding insulation. Sustained operation above 250°F kills the compressor within months. A clean condenser keeps discharge under 200°F.
2. Coastal — what the salt air actually does
Salt particulate from coastal air collects on the condenser fins as a wet, slightly conductive layer. In Miami Beach, Bal Harbour, Brickell, Aventura, and the barrier-island corridor, salt deposition rates are 4 to 8 times higher than inland. The salt holds humidity, attracts pollen and dust, and within 8 weeks the fins are visibly coated.
Beyond fouling, salt is corrosive. A coastal True T-49 condenser shows visible aluminum corrosion at the fin tips after 4 to 7 years of service. The corrosion narrows the air channels independent of fouling. By year 8 the fin density that the coil was designed for is effectively reduced 20 to 30 percent, and even a freshly-cleaned coastal condenser performs measurably below an inland one.
3. Inland — different problem, different schedule
Inland Miami-Dade and Broward (Doral, Pembroke Pines, Coral Springs, Weston) see lower salt deposition but higher fryer-grease aerosol if the unit lives near a commercial kitchen hood. Grease aerosol is sticky — it captures dust efficiently — and on an inland kitchen reach-in the condenser fouls slower but harder. Each grease layer is more thermally insulating than the equivalent salt layer.
Inland warehousing, refrigeration in retail back-of-house, or hotel banquet kitchens away from cook lines: condensers stay reasonably clean for 14 to 20 weeks between cleanings. Inland restaurants with cook line in the same back-room as the reach-in: 10 to 14 weeks. Combine a cook line with a high-traffic delivery dock door for dust intake and you're back to 8-week intervals.
4. The interval schedule — by zone and use case
Coastal (within 2 miles of ocean), high cook-line proximity: 8 weeks. Coastal, low cook-line proximity (banquet back-room, bar reach-in): 10 to 12 weeks. Inland (2+ miles), high cook-line proximity: 12 to 14 weeks. Inland, low cook-line proximity: 14 to 18 weeks. Warehouse / clean back-of-house: 18 to 24 weeks.
These intervals assume the True T-49 is in normal operation with a properly functioning condenser fan. A failed fan motor changes the math entirely — without forced airflow the condenser fouls in a different pattern and the compressor dies in 8 to 16 weeks regardless of interval.
5. The cleaning procedure — what we actually do
Power off, lock and tag. Pull the front grille (T-49 grille comes off with a 1/4-inch nut driver, four nuts). Vacuum the front face of the coil with a HEPA-filter vacuum to capture loose particulate. Spray the coil with a non-acid foaming coil cleaner — Nu-Calgon Cal Green or equivalent, $14 a gallon, per the OEM service literature. Let it work for 5 minutes.
Rinse from the inside out using a low-pressure water source. High-pressure rinse bends fins, reduces fin density, and lowers performance permanently. A garden-hose-pressure rinse with a wide nozzle does the job without damage. Confirm the condensate drain pan and the drain line are clear before reassembling. Check the fan blade for grease buildup and clean if needed.
6. Verification — clamp meter and head pressure
Power back on, let the unit cycle for 30 minutes, then read compressor amperage with a clamp meter. A healthy True T-49 with R-134a refrigerant pulls 9 to 13 amps in steady state at 90°F ambient. Anything over 16 amps is still loaded — either the cleaning was incomplete or there's another issue (refrigerant charge, fan motor weak, contactor pitted).
Take a discharge line temperature with an infrared thermometer or a clamp-on thermocouple. Healthy discharge is 180 to 210°F. Over 230°F means the coil is still constrained. Document the readings on a service form — the trend from visit to visit tells you whether the unit is degrading independent of cleaning, which is the early warning for compressor replacement.
7. The salt-corrosion repair option
For 6+ year coastal True T-49 units with visible fin corrosion, we offer two options. Option one: continue cleaning on the coastal interval and accept reduced performance. Option two: replace the condenser coil (about $480 in parts plus 2 hours of labor and a refrigerant evacuation and recharge). Coil replacement restores the unit to factory performance for another 4 to 7 years of coastal service.
Coil replacement makes economic sense when the unit has compressor and electrical components in healthy shape. If the compressor is also showing wear, the math points to a unit replacement rather than coil work.
8. Service log and EPA compliance
Each condenser cleaning visit gets logged with the date, the amperage reading, the discharge temperature, and the visible condition of the coil.
