Marine Refrigeration in Marina Restaurants — Salt-Air Compressor Service
Marina-side restaurants face a refrigeration environment that destroys condensers and compressor electricals years before inland units fail. A field tech's read on coil coatings, contactor pitting, and protective service.
A restaurant manager at a Coconut Grove marina-side seafood spot calls Berne Commercial about the third compressor failure in 18 months on the same Heatcraft remote condensing unit. The unit sits on the dock, 60 feet from open water, and the salt-air load on the exposed condenser and the contactor cabinet is brutal. Marina restaurants run a different equipment-failure curve than the same restaurants two miles inland, and the protective service has to match the environment or the math doesn't work.
1. What salt air actually does to refrigeration
Salt-air corrosion attacks three components in priority order: the condenser coil (aluminum fins fold and pit), the compressor contactor (silver contacts pit and arc), and the line-set fittings (copper-to-brass joints develop slow leaks at the flare). A unit installed 50 feet from saltwater shows measurable aluminum-fin degradation within 12 months. By month 36, the condenser is shedding 30 percent less heat than the day it was installed.
Compressor failure in marine-adjacent installations is usually contactor failure first, then compressor electricals second. The contacts pit, the contactor chatters, and the compressor sees voltage spikes and brownouts that fry the start winding. We've replaced more compressors at coastal locations than at inland locations by a factor of roughly 3 to 1, and the contactor history almost always tells the story.
2. Condenser coatings and what works
Bare-aluminum condensers don't survive marine environments. The coil specifications for marine-adjacent installs include either a factory-applied epoxy coating (Heatcraft offers Heresite or BlueFin coatings) or an aftermarket coil-coating service. The coating slows corrosion roughly 4 to 5x in real-world coastal exposure. Factory-coated coils add $200 to $400 to the unit cost and that's the right money to spend at install.
For an already-installed bare coil, a Heresite VR-514 or Blygold field coating runs roughly $400 to $700 depending on coil size and access. The coating is brushed on after a deep clean. It buys 3 to 4 years of additional coil life on a unit that otherwise would have failed at year 4. Marina restaurants running on tight equipment budgets often skip this and replace the entire condensing unit at year 5 to 6 instead. Either approach works mathematically; the coating approach is cheaper.
3. Compressor contactor and electrical-side service
A Honeywell DPST or Schneider Tesys contactor in a marina-adjacent installation needs inspection at every 60-day service interval. Pull the cabinet cover, look at the silver contact faces, and read voltage across the contacts during a call-for-cool. Pitting is visible. Arcing tracks across the contact base mean replacement is overdue. A new contactor runs $45 to $80 in parts. Skip it for a year and the compressor takes the hit.
We also pull the compressor terminals, clean the spade connectors, and verify the dielectric grease coverage at every service visit. Spades exposed to salt air develop a verdigris film that increases connection resistance, which heats the terminal, which degrades the rubber compression seal at the compressor housing. That sequence ends with a hermetic leak and a dead compressor at 5 to 6 years instead of the design 12 to 15.
4. Line-set fittings and the slow-leak problem
Refrigerant line sets on a marina-adjacent unit develop slow leaks at the flare and braze joints because the brass and copper galvanically react with salt-air condensate. A unit that holds vacuum at install will lose 4 to 6 ounces of charge in the first year. By year 3, the unit needs an annual top-off just to maintain capacity. By year 5, the leak rate exceeds the EPA 608 threshold for required leak repair, and the unit has to be fixed or retired.
We use an electronic leak detector (Bacharach Tru Pointe or H10 PRO) at every service to find these slow leaks before they become big leaks. Tightening or re-flaring a fitting at the early stage is a 20-minute fix. Letting it run to a 50-percent-charge condition damages the compressor by running it under-cooled and over-superheated. EPA 608 requires the leak get repaired once you're working on it. We've never been on a marina service call where leak repair wasn't part of the visit.
5. The 60-day service interval
Inland restaurant condensers get cleaned every 90 days. Marina-adjacent restaurants get cleaned every 60 days. Some installations within 200 feet of open saltwater move to 45 days during summer. The frequency isn't optional. Skip a cycle and the salt deposits crust into the fins where brushing can't reach without coil damage.
Our cleaning routine adds two steps for marina locations: a freshwater rinse of the entire condenser cabinet and the surrounding deck area to wash off any salt accumulation, and a dielectric-grease application at every electrical terminal and contactor. The dielectric grease doesn't stop corrosion outright — it slows it enough that the 60-day cycle catches up to the curve before the failure mode appears.
6. NSF, FDA-FMI, and what marina inspectors look at
Florida DBPR inspections at marina restaurants emphasize product temperature like any restaurant, and they also look at corrosion on exposed equipment surfaces. NSF/ANSI 7 has language on equipment surfaces being smooth, non-corroding, and easily cleaned. A rust-streaked condenser cabinet visible from a dining area is both a cosmetic problem and a sanitation finding if rust transfers to food contact zones during service.

7. Remote condenser installations and where they belong
The single best decision a marina-side restaurant can make on refrigeration is to remote the condensers — physically separate the condensing unit from the cabinet and locate it indoors or in a covered, ventilated equipment room. A remote condenser arrangement adds line-set length and a small refrigerant charge bump, but it pulls the most vulnerable component out of the salt-air environment entirely.
Heatcraft, Russell, and Bohn all offer remote configurations on their walk-in and reach-in systems. The price premium is usually $400 to $900 at install. The lifespan gain in marine service is 4 to 6 additional years on the condensing unit. For a restaurant designing a new build or doing a major equipment refresh, the remote option is the right answer almost every time within a quarter-mile of saltwater. For existing self-contained units, retrofitting to remote isn't cost-effective; the right play is protective coatings and the 60-day service interval described above.
